County Road 950, Cushing, Texas

Description

92.58 acres in northwestern Nacogdoches County near Cushing, located on the south side of CR 950 approximately one-half mile east of FM 2783. Rolling terrain ranges from about 330 to 420 feet, with elevated ground in multiple areas and a broad central bottom. Jones Creek crosses the tract from north to southwest, while two smaller creeks or drainages converge and feed into it. A natural slough estimated at 5 to 10 acres includes several acres of standing water and provides waterfowl and wildlife habitat. Mature mixed hardwoods line the creek and are scattered across surrounding hillsides with a generally open understory. A new drive winds from the county road into the property and reaches a former homesite. Electricity extends through the northern and eastern portions. The older structure is in poor condition and is assigned no contributory value. Two existing well sites are present with access from neighboring properties. Ag exemption is currently in place.
