Entertainment Recreational Ranch!

IDEAL FOR WEDDING VENUE, FAMILY REUNIONS, CHURCH OR CHILDREN'S CAMP! SWIMMING, FISHING, HUNTING, PAVILIONS FOR PORTRAITS/WEDDING PICTURES, VINEYARD FOR GRAPE PICKING/PHOTOS, BEAUTIFUL CHAPEL FOR GATHERINGS, HILL-TOP HUGE LIGHTED FIRE-PIT FOR NIGHT-TIME ENTERTAINMENT, HIKING TRAILS THROUGH WOODS, LIVE CREEK...

This is a real showplace in the booming triangle between Austin, San Antonio, and Houston. Complete with a two-story ranch house with partial wrap around porch with outstanding views over the vineyard, and rolling hills leading down to the lake! Behind the house is the chapel/banquet building which is the perfect structure for a wedding or indoor get-together! There is also a gorgeous in-ground pool and pool house on the edge of the lake! This is possibly the most impressive view on the ranch, and is ideal for a party or reunion! There's a soccer field and covered outdoor kitchen with covered dining area overlooking the pool and lake. There is another beautiful pond with a rustic, woodsy cabin on it. This is the perfect getaway deep in the woods on a pond with a fishing dock right off of the front porch. Across the pond is a most impressive wooded deck walkway through the woods terminating into a jaw dropping rock and hardwood covered gazebo.

There is a 4,000 sq.ft. warehouse with apartment, separate kitchen, and two bathrooms. This warehouse was once the wine making kitchen and storage facility. The area surrounding the home, chapel, pool house, and large lake is high fenced out of the remaining acreage. It was in place to keep deer from the grapes, but now could be used to fence animals such as axis deer or farm pets. The fishing is great in both lakes with lots of largemouth bass, channel catfish, tilapia, and bluegill. Ducks find both lakes as a secluded home ideal for viewing or hunting. Hog and deer hunting are excellent along Copperas Creek being the north boundary. There are three operating water wells with corresponding plumbing, pumps and ancillary equipment.

Twin Lakes was once a working vineyard turned into an entertainment ranch. Some of the vineyard is still alive and fruiting although now it serves as more for the view and ambiance than production (its a lot of time and expense!), and for this improvement packed ranch, is now an added bonus!

Specifics:

Ranch House and Garage -

4,782 sq. ft. (including porches)- hardwood floors, fireplace in Master bedroom, and private porch access, Master bath has walk-in closet, double vanity, deep tub and shower. Kitchen has a large island, granite countertops, newer appliances, and an awesome Wolf gas stovetop with flat iron griddle, double-oven commercial stove. Living room also offers a fireplace. Wrap around porch with incredible lake and vineyard views. Detached 3-4 car garage offers plenty of covered storage.

Pool and Pool House -

Lakefront in-ground pool with hot-tub and waterfalls! Pool House includes Mens and Womens separate bathrooms/dressing rooms on either side, and island bar with sink and granite countertops, new appliances, two gas grills with stainless vent-a-hoods, a range with two burners, and a pool storage room. There's a soccer/sports field with retaining walls next to the pool house.

Chapel/Banquet Room -

1,670 sq. ft. building with open room for entertaining or a wedding reception area with cathedral ceilings, hardwood floors, and floor to ceiling windows overlooking the vineyard! It also offers a bedroom with bath, kitchenette, and two storage rooms. Pews are stored in the warehouse for special events. This would make an excellent office, guest house, or event building.

Overlooking the pond is a rustic log cabin with fireplace, bar with sink and range, bathroom, and hardwood floors. The covered front porch is an ideal place to sit and watch the fishing, ducks, or just relax.

Pond-Front Gazebo -

Across the pond from the Cabin is a gorgeous lighted Gazebo with a long deck walk from the entrance trail. This is a great place for romantic walks, gatherings, weddings, or just about anything else you can imagine. What a setting!

Warehouse -

4,000 sq. ft. cement foundation warehouse that includes an office, living quarters complete with bedroom and attached bathroom, kitchen, dining area, and an upstairs bedroom apartment. This once served as the gathering and mashing of the grapes from the vineyard, so its very well insulated and serviced by a 10 ton HVAC system!

Fishing and Hunting -

Twin Lakes is perfect for secluded, end of the road, hunting and fishing. Plenty of deer and hogs are found in the wooded areas especially along Copperas Creek serving as the North perimeter of the property. The fishing is good in both ponds, but the large lake, which is more or less 6 acres according to the map, is packed with good sized Largemouth Bass! There are also giant bluegill which will also hit soft plastics and top-water baits.

Water Resources -

Twin Lakes has plenty of perhaps the most important asset/feature: water. Two nice sized water holes being the lake at approximately 8 acres at capacity, and another pond of close to 2 surface acres.

There are three operation water wells plumbed together supplying all the water the user needs for all the improvements and irrigation of the yard. One is in front of the house with an old-time hand dug water well covering, one is behind the Chapel, and the other is on the trail leading to the Log Cabin on the pond.

Copperas Creek (seasonal) runs most of the year in normal rainfall, and is lined with huge Pecan, Elm, and other hardwood trees.

Lease -

There is currently a cattle lease on the non-game fenced area of 115 acres. 34 acres are inside the game fence including the house, pool house, warehouse, and vineyard.
