Solar Improvements: In supplementation with electricity already on site, 24-270 watt solar panels assist in any electrical needs from powering on the lights to running the wells. The panels are located outside on the top of the barn out of sight. A bypass switch is conveniently located inside the barn if the solar power is not wanted or needed. This improvement can cut electricity costs tremendously.

Pivots: There are two low hour pivots in place covering approximately 16+/- Acres and 35+/- Acres. Water is supplied via two newly dug tanks with constant water supply from two wells operating on red line pumps. In operation, the pivots can supply well over 350 round bales of improved Costal Bermuda a year in conjunction with running a small herd on the other paddocks.

Fencing: The roadside of the property has about 2,700 ft of metal pipe fence and a custom pipe and entrance gate. All done within the last 5 years. The remainder of the ranch is fenced with 6 string barbed wire with interior cross fencing all in excellent condition.

Surface Water: As mentioned, there are two newly dug tanks to hold water for the pivots, totaling about 1 acre and dug fairly deep with a lining covered with 12-18 inches of clay for a tight seal. There is a small tank under an acre located near the front of the property that is set up to also be supplemented with well water. Behind the home is a 1-acre tank that is stocked with bass, catfish, blue gill, and copper nose. It also has a floating dock, fish feeder, and water supplementation via a well during drought years.

Wildlife: Regularly seen are whitetail, turkey, dove, ducks, and occasionally hogs. Also in place are two deer blinds and feeders.

Minerals: All minerals are believed to be owned by the seller and are negotiable.

Comments: For a buyer looking for the ag production of the land and not needing a home, the seller will consider subdiving the house out of the sale.
