The 2004 survey of record shows the property to be 531.948 acres (approximately 65% of the property borders the Brazos River and separates the historic Terrell Farm and the Moore Farms). The legal description is A-42 R Millican, A-41 JD Millican Tract, 30.1; 531.948 Acres.

Taxes/Zoning: The property has an AG Exempt Valuation from Brazos County and the 2016 taxes are $3,036.03. There are NO zoning restrictions.

The genetics and bloodlines include the famed Buddy Jordan, Lee Wheeler, Paco Deer Co., Gene Gonzales and Tommy Dugger.

The ranch has six (6) 5x9 corporate rifle blinds with staircases custom made by Atascosa Wildlife Supply. Additionally, each blind has a one thousand pound (1,000 lb.) heavy-duty protein feeder and five hundred pound (500 lb.) corn feeder on skids located approximately two hundred feet (200) from each blind.

Certificate of Adjudication No. 12-5285 for WATER RIGHTS: The property has SENIOR WATER RIGHTS that date back to June 1,1987 granted by the Texas Commission on Environmental Quality (TCEQ). The TCEQ has granted the owner the right to divert one hundred eighty-five (185) acre-feet of water per year from the Brazos River for irrigation and/or agriculture needs. Said water rights will and can be conveyed with the sale.
